A Town With A Long Memory

Older homes need a careful look first
The downtown historic district covers the governmental and commercial core of Wadesboro. The oldest house in town is the Boggan-Hammond House on East Wade Street, now a museum run by the Anson County Historical Society. Crawl spaces under older homes commonly have older plumbing, ductwork, and wiring and sometimes tight access, so the inspection comes before any liner goes in.

What it means for your house
A soil series describes the ground in general, not what is under your home. Soil changes from lot to lot, so at the inspection we check your actual crawl space ground: whether it is dry, damp, or holding water.
Hot, humid summers
Like the rest of the Piedmont, this part of the Carolinas has a humid subtropical climate with hot, humid summers. That humid outdoor air is what a closed, controlled crawl space is meant to keep out.
Water around the house
Gutters, downspouts, and the grading around a home decide where rain goes. We check them during the inspection because water that reaches the foundation can end up in the crawl space.
Ten Signs To Look For
You do not have to crawl under the house to spot a problem. Two or more of these is a good reason to have the crawl space inspected.
- Musty or damp smell in the house, worse in summer
- Insulation sagging, wet, or falling from the floor above
- Condensation or sweating on ductwork and pipes
- Standing water or damp soil after rain
- Floors that feel soft, cupped, or buckled
- Dark, soft, or stained wood in the crawl space
- Pests, or signs they have moved in
- Higher cooling bills than you expect
- Cold or uneven floors above the crawl space
- A home inspection report that flagged the crawl space
What a Crawl Space Encapsulation Includes
The exact scope is set at your inspection, but a typical project works through these six parts. Pick one to read more.
Inspection and moisture assessment
We look at soil, standing water, humidity, ductwork, plumbing, insulation, framing, vents, and access, and check the outside for gutter, downspout, and grading problems.
Ground liner
A heavy-duty liner goes over prepared soil across the crawl space floor to block ground moisture.
Wall liner
The liner runs up the foundation walls so the whole space, not just the floor, is covered.
Sealed seams, piers, and penetrations
Seams are sealed and the liner is fitted around piers and penetrations so the barrier works as one system.
Vents and access sealed
Foundation vents are closed off and the access is sealed so humid outdoor air is no longer pulled through the space.
Moisture control that fits the home
A dehumidifier or another approved method keeps the air in the space dry. The right choice depends on the home.
