The Queen City, From Gold Rush To Growth

Charlotte is the seat of Mecklenburg County and the largest city in North Carolina. Its homes were built across more than a century of growth.

1768

Queen City roots

Thomas Spratt and his family settled near what is now the Elizabeth neighborhood in 1755. Charlotte was incorporated on December 3, 1768, and named for Charlotte of Mecklenburg-Strelitz, who became queen consort of Great Britain and Ireland in 1761. It is the seat of Mecklenburg County.

1799

Gold, rails, and cotton

In 1799, 12-year-old Conrad Reed found a 17-pound rock in nearby Cabarrus County that was later identified as nearly solid gold, starting the nation’s first gold rush. The Charlotte Mint was founded in 1837. After the Civil War the city became a cotton processing center and a railroad hub, and the 1881 Charlotte Cotton Mill began its textile factory boom.

1891

Dilworth, the first streetcar suburb

Edward Dilworth Latta opened Dilworth in the 1890s on 250 acres southwest of the original city limits, and the first electric streetcar began running on May 18, 1891. Its National Register historic district holds 1,389 contributing buildings, mostly bungalows with some Queen Anne homes and larger Colonial Revivals.

874,579

A big city with homes of every age

The 2020 census counted 874,579 residents, up from 731,424 in 2010, making Charlotte the 14th-most populous city in the U.S. Dilworth and Myers Park have some of the city’s oldest and largest houses, and the city has kept growing outward since, so crawl spaces here come from many different eras. The inspection tells us what is under yours.

What Charlotte Does To A Crawl Space

Charlotte has a humid subtropical climate, like much of the Piedmont region of the Southeast.

90.3°F

Hot, humid summers

Charlotte’s normal July high is 90.3°F. Hot, humid days can arrive as early as May and last until the end of September. That humid outdoor air is what a closed, controlled crawl space is meant to keep out.

JanFebMarAprMayJunJulAugSepOctNovDec
43.6 in

Rain through the year

Charlotte averages about 43.6 inches of precipitation a year, spread evenly across the seasons. Water that is not carried away from the foundation by gutters, downspouts, and grading can end up in the crawl space.

Clay

A soil series named for Mecklenburg County

The USDA soil series named Mecklenburg was first established in Mecklenburg County, North Carolina, in 1910. It is a Piedmont upland soil with a clay subsoil that the USDA rates moderately low in saturated hydraulic conductivity, with moderate shrink-swell potential. A soil series describes the ground in general, not what is under your home, so at the inspection we check your actual crawl space ground: whether it is dry, damp, or holding water.

Climate figures are for Charlotte. Soil information is from the USDA’s official series description for the Mecklenburg series.

Warning Signs Under Your House

You do not have to crawl under the house to spot a problem. Two or more of these is a good reason to have the crawl space inspected.

Musty or damp smell in the house, worse in summer
Insulation sagging, wet, or falling from the floor above
Condensation or sweating on ductwork and pipes
Standing water or damp soil after rain
Floors that feel soft, cupped, or buckled
Dark, soft, or stained wood in the crawl space
Pests, or signs they have moved in
Higher cooling bills than you expect
Cold or uneven floors above the crawl space
A home inspection report that flagged the crawl space
What you get

What a Crawl Space Encapsulation Includes

The exact scope is set at your inspection, but a typical project works through these six parts.

01

Inspection and moisture assessment

We look at soil, standing water, humidity, ductwork, plumbing, insulation, framing, vents, and access, and check the outside for gutter, downspout, and grading problems.

02

Ground liner

A heavy-duty liner goes over prepared soil across the crawl space floor to block ground moisture.

03

Wall liner

The liner runs up the foundation walls so the whole space, not just the floor, is covered.

04

Sealed seams, piers, and penetrations

Seams are sealed and the liner is fitted around piers and penetrations so the barrier works as one system.

05

Vents and access sealed

Foundation vents are closed off and the access is sealed so humid outdoor air is no longer pulled through the space.

06

Moisture control that fits the home

A dehumidifier or another approved method keeps the air in the space dry. The right choice depends on the home.

Questions

Charlotte Crawl Space FAQs

Type a word to filter the questions. Do not see yours? Call 980-259-4548.

How much does crawl space encapsulation cost in Charlotte?

It depends on the size of the crawl space, how much of the floor and walls need lining, whether there is standing water or damp soil, what drainage work is needed, and which moisture-control method fits the home. We do not quote a flat price over the phone. Revamp inspects the crawl space and gives you an estimate before any work is approved.

Does Revamp work in Charlotte?

Yes. Revamp is based in Monroe and takes crawl space jobs in Charlotte. Charlotte covers more than 300 square miles, so if you are not sure whether your address is in range, call and we will tell you what is possible.

I have an older home in a neighborhood like Dilworth or Myers Park. Can its crawl space be encapsulated?

Often, yes, but older homes call for a careful inspection first. Dilworth, Charlotte’s first streetcar suburb, dates to the 1890s, and Dilworth and Myers Park have some of the city’s oldest and largest houses. Older crawl spaces commonly have older plumbing, ductwork, and wiring and sometimes tight access, so we look at what is actually there and scope the work around it instead of using a one-size-fits-all package.

Will encapsulation help with Charlotte humidity and a musty smell?

A sealed, controlled crawl space is designed to keep outdoor humidity and ground moisture from reaching the air under your house, and that is often what drives a musty smell. Charlotte summers are hot and humid, and humid days can start as early as May and last into September. Results depend on the condition of the home and the source of the odor, so we do not promise a specific humidity number or a guaranteed outcome.

Will encapsulation stop water from coming into my crawl space?

Not by itself. Encapsulation controls humidity and ground moisture, but it is not a drainage system. If water is reaching the crawl space, the fix may start with gutters and downspouts, grading, drainage, or water removal, and then the liner work. We look at where the water is coming from during the inspection so the plan fits what is really happening.

What is the difference between a vapor barrier and encapsulation?

A vapor barrier is a liner over the ground. Encapsulation is a complete system: the ground liner plus wall liner, sealed seams, piers, and penetrations, closed-off vents, and a way to keep the air in the space dry. If you only need a ground liner installed or replaced, tell us when you call and we will scope that instead.

Does encapsulation remove mold?

Encapsulation controls the moisture that mold needs, but it does not remove mold that is already growing. Mold testing and mold remediation are outside what Revamp provides for this service. If you suspect mold, a qualified mold professional should evaluate it, and we can coordinate the moisture-control work around that.

I am buying or selling in Charlotte and the inspection flagged the crawl space. Can you help?

Yes. Inspection reports commonly note damp soil, wet or fallen insulation, a missing or damaged ground cover, or standing water. Send us the report with your request and we will look at the crawl space items and scope them for you.

No questions match. Call 980-259-4548 and we will answer it.
